In some cases, you may be able to choose from a list of appraisers. The more comfortable the lender is with the appraiser, the more quickly a loan application will be processed.&lt;br /&gt;&lt;br /&gt;A good real estate appraisal will have full details of what aspects were considered in the evaluation of the property's value. Generally, it will include local real estate sales data, property features data, and an estimate of how long it is taking for similar properties in the area to be sold. The property features may be expanded to include special improvements, unique architectural characteristics, and the quality of road accesses. If the property has private road access, the lender will sometimes require an agreement on maintaining the private road.&lt;/div&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;A common mistake is thinking of appraisers and inspectors as being synonymous. In fact, these two have very different jobs. What they have in common is that they look at properties. So remember that inspectors are there only to figure out whether the properties meet codes or have damages, while appraisers are there to figure out what the properties are each worth.&lt;br /&gt;&lt;br /&gt;The value assigned by the appraiser is typically determined by taking into account the prices of similar properties in the area that recently sold, discounting the property for any needed repairs or code upgrades, and taking into consideration any considerable revenue generation characteristics the property may have. Terrific... just what we all need... bad news on top of already dismal news! The NAR has cited several reasons for the new set of data including their use of outdated assumptions reported by the 2000 census and the geographic expansion of MLS geographies causing 'double-counting'. This apparently has compounded the problem of only counting MLS data, which as we know, only includes agent listed homes and not those sold by the owner, or For Sale By Owner. Mr. Yun has said, 'and because more people are using realtors to list their homes instead of selling them independently, realtor-listed sales numbers have become artificially inflated'.&lt;br /&gt;&lt;br /&gt;Wait a minute, this sounds as though the NAR has just discovered this fact!&lt;br /&gt;&lt;br /&gt;The NAR had been publishing an annual research survey, 'Profile of Home Buyers and Sellers' for at least the past decade. Each year they compile the number of homes sold with the help of an agent compared to those sold by owner. The 2007 report cited 12% of all home sales were FSBO. This percentage of FSBO sales has varied by no more than 1-2 percentage points annually thru 2011, when FSBO's represented 10% of all existing home sales, which was up 1 percentage point from the previous year. What is confusing in the remarks of the NAR is why they would now all of a sudden suggest they have been overcounting MLS sales figures. They have always been tracking FSBO sales and the annual estimated FSBO sales have not changed significantly over the past 5 years. Therefore, it is confusing as to why now they would make an adjustment to their modeling projection for this factor.&lt;/div&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;br /&gt;This seems to suggest the NAR is trying to characterize FSBO sales as being increasingly insignificant because more and more sales are via an agent. As cited in their own research, this is not the case at all. In fact, their own research data reveals that there are a significant level of 'Flat-Fee MLS' sales which are actually owner sales that have opted to only pay a buyer's agent a commission. The NAR disguises this data by labeling as 'the agent listed the home in the MLS and performed few if any additional services'. These sales represent a hybrid sale that dramatically reduces the amount of commission paid by an owner selling their own home. Since the owner can decide how much commission is to be paid to a buyer's agent, the owner can save up to 3 percentage points or more, representing a significant savings. The NAR research indicates these sales represent about 10% of all existing home sales. Examples include estate agents, solicitors, debt management companies and the like.&lt;br /&gt;&lt;br /&gt;The reason they are viewed with suspicion is simply down to the fact that they charge a fee and, for the most part, have reputations for being less than ethical in some cases. And yet many of us use them anyway, almost be default, despite the fact that many of the tasks we ask them to carry out can be done ourselves.&lt;br /&gt;&lt;br /&gt;By looking for and buying a property without the use of an estate agent, for example, we could avoid the 1-2% fee the agents usually charge. By carrying out our own conveyancing on a property purchase we could avoid the few hundred pounds solicitors apply. And by contacting our own creditors, arranging*reduced payment terms and paying directly we can avoid the 25% and upwards most debt management companies add when they handle it for you.&lt;br /&gt;&lt;br /&gt;All that is perfectly true, but there are advantages to using these 'middlemen', advantages that can mean the cost is very much worthwhile.&lt;/div&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;br /&gt;Firstly, it is a huge time saver. It can not only be time consuming to carry out these tasks ourselves, but even finding out who to speak to in the first place can be laborious and difficult. Employing a 'middleman' to do it for us frees up a lot of time which we can use to focus on the end result of our actions.&lt;br /&gt;&lt;br /&gt;Secondly, expertise - whether you agree with the costs or not, these 'middlemen', including estate and letting agents, solicitors and the rest, are experts in their field. They have the contacts, knowledge and experience at their fingertips to make whatever you are trying to achieve, be it a property purchase or whatever, to make it a much smoother (and faster) experience.&lt;br /&gt;&lt;br /&gt;That alone justifies the costs involved.&lt;br /&gt;&lt;br /&gt;Finally, troubleshooting. Let's say you are buying a house and there is a legal complication over planning permission on an extension. Would you know how to get it resolved? Would you even know who to talk to about whether or not a permit for the extension exists? Would you know how to obtain evidence or check that a permit is genuine and valid?&lt;br /&gt;&lt;br /&gt;Probably not, but a solicitor and / or estate agent would. Again, their expertise is vital and could mean the difference between a successful purchase of a good quality property or a failed purchase or, worse, the purchase of a property that could end up costing you all the money you saved going it alone through some dodgy papers!&lt;br /&gt;&lt;br /&gt;Middlemen like estate agents and letting agents, solicitors and the rest have a bad reputation because of a handful of unscrupulous practitioners but the majority are on hand to help you out with their knowledge and save you time. As reported, for the total period between 2007 thru 2010, the benchmark revision decreases existing-home sales by 14.3%. NAR states, "It appears that half of the revisions result solely from a decline in for-sale-by-owners with more sellers turning to Realtors(r) to market their homes when the market softened. The FSBO market was overwhelmed during the housing downturn, and since most FSBOs are not reported in MLSs, national ertimates of existing-home sales began to diverge based on previous assumptions."&lt;br /&gt;&lt;br /&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Now here's where the shell game begins, so pay close attention to the facts given by NAR and then you can decide what's going on. NAR quotes the decline in FSBOs from the year 2000, not 2007, the base year of the revision! As reported by NAR, in 2000, FSBOs were 16% of all existing-home sales, declining to 9% in 2010. Seems like a huge decline in FSBO sales. So, why do you suppose they selected the year 2000 for reported FSBO sales when the benchmark revision is from 2007. Based on the annual NAR research study of home buyers and sellers, the facts are as follows. In 2007, FSBO sales accounted for 12% of existing-home sales, in 2008 (13%), 2009 (11%) and 2010 (9%). So, during the period of the benchmark revision, the percentage of FSBO sales varied little more than a few percentage points, hardly what I would call "FSBOs being overwhelmed during the housing downturn." More importantly, NAR failed to communicate that the percentage of FSBO sales actually increased again in 2011 to 10%! In light of this, it is hard to comprehend how FSBOs could account for 'half of the revisions' during the period from 2007 to 2010.&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;If indeed FSBOs are the cause of the decline, why then did the benchmark revision only adjust the data from 2007 and not all the way back to 2000. Moreover, to the extent NAR identifies FSBOs to be the cause, and to the extent NAR studies FSBO sales annually, why did NAR wait 10 years to adjust the data! It just doesn't add up. It seems to me that FSBOs are unfairly being singled out as the primary reason for the benchmark revision and that NAR once again is trying to minimize the importance of the FSBO seller.&lt;br /&gt;&lt;br /&gt;NAR appears to have an agenda to paint a picture that FSBOs are becoming less and less important in the real estate landscape. Nothing could be further from the truth. NAR conveniently limits FSBO sales to only those sales that don't involve a Realtor(r) in any way and omits the fact that there is an equally large portion of home sales that are in fact a FSBO sale that use a hybrid selling model...flat-fee MLS. These hybrid FSBOs understand the value of being listed on the MLS for agents to see. They can get the best of all worlds by using the services of a flat-fee MLS agent to put there home on a local MLS and put more money in their pocket by only paying a buyer's agent a commission which is usually somewhere between 2-3%.&lt;br /&gt;&lt;br /&gt;FSBO sellers are here to stay in one form or another. FSBO sellers out of financial necessity are figuring out how to put more money in their pocket by selecting Realtor(r) services ala carte to suit their specific needs.
